Four Things To Do Before Listing Your House For Sale

For most people, their home is their largest single investment. If you're planning to sell a house soon and want to maximize your profits, it is important to be prepared—you can't just hire a real estate agent and have your house listed on the market. Prior to listing your home for sale, make sure you do the following things to help attract potential buyers, book viewings, and get the best offers:

De-Clutter

While your home may work well for your family, potential buyers don't want to see all of your belongings when they view your home. As soon as you decide that you want to sell your home, begin de-cluttering and getting rid of things that you no longer use or want. You may also want to consider placing some larger items in storage until your house is sold and you move into a new house. A house that has been de-cluttered will look larger, brighter, and more appealing.

Deep Clean

Your home should be immaculately clean before it is listed and available for viewings. If possible, you may want to hire a professional cleaning service to deep clean your home from top to bottom. Windows should sparkle, faucets should shine, and fans, baseboards, and shelves should be completely free of dust. Once your home has been deep cleaned, it will be easier to keep it in show-ready condition since you never know when a potential buyer may want to view the house.

Spruce Up Your Walls and Floors

In addition to having your home deep cleaned, don't forget about the walls and flooring. If you have very bright or dark colored walls, you may want to think about re-painting them a more neutral shade. If you already have neutral walls, make sure they are clean and don't have any dents or holes in the dry wall.

It is also very important for your floors to be in excellent condition. If you have carpeting, have it professionally steam cleaned. In homes with tile floors, have the grout professionally cleaned. Wood floors should be cleaned and waxed prior to the home being listed for sale.

Schedule a Home Inspection

Any buyer who makes an offer on your home will get an inspection done, so it is in your best interest to schedule your own home inspection prior to placing your house on the market. Doing so will let you know about any problems or issues that need to be repaired. Taking care of issues before your house is for sale will help prevent unexpected surprises or expenses when your house goes under contract.
