Amenities are great, but they can also drive up the price of a home to ridiculous levels. Here are three small amenities that can add a large amount of value to a home without unduly driving up the price.
1. Look for Energy Efficiency
There's a ton of ways to add energy efficiency to a home. When looking for a new home, check for a few of these things.

- Energy-efficient insulation
- Energy Star-certified appliances
Energy efficiency is the kind of thing that pays for itself over time. See if you can find a home that already has a lot of energy-efficient upgrades without those upgrades raising the price of the home.
2. Look for Convertible Spaces
A home office or workout room can add a lot to the price tag of a home. You should instead look for homes that have extra spaces or nooks that you can convert into something else. If the space is of adequate size, you can turn it into almost anything you desire:

With a little imagination, you can come up with something that serves you even better than paying for an additional room ever could have.
3. Look for Modern Wiring and Outlets
You may not think so at the start, but having updated wiring and outlets in the home can help you in many ways. These days, data can run a lot of things, including just about everything in a home.
You may not want a fully automated home, but having data lines running concurrent with your electrical lines can help you in a number of ways.

- Easy hookups for routers and data applications
The data applications are very important. Having a home with proper modern wiring can allow you to connect every data-capable device or appliance, all without you needing to set up complex home data networks or hiring someone to. Even just having a couple of Cat-5 or Cat-6 outlets in the home can go a long way.
Look for Quality Upgrades, Not Flashy Ones
These are just a few examples of things that may not always stand out as amenities. An extra room, sunroom, swimming pool, or deluxe kitchen can add thousands to a home's price.
By contrast, even one or two of these smaller amenities can save you thousands over time. Don't get caught up with the flashy amenities. Look for homes for sale that have a lot of understated value.
